In recent years, more and more investors are deciding to build football pitches – whether as a private initiative, a sports school, a municipal project, or an expansion of existing facilities. This comes as no surprise, as interest in football remains huge, while the number of available time slots is limited.
As a team that has been involved in such projects for years, we have noticed that certain questions and dilemmas almost always arise with every client. That’s why, in this article, we share practical insights from our experience, along with answers to the most common concerns when planning and executing such pitches.
There is no universal model for a football pitch, as each project depends on location, available space, and the investor’s goals. However, based on past implementations, pitches are most commonly made with artificial turf, designed for intensive use and easy maintenance throughout the year.
When it comes to covering the pitch, solutions can include a seasonal balloon – a pneumatic hall that can be installed and removed as needed – or a permanent cover using a structure clad with a PVC membrane, providing full protection from the elements.
In urban areas, mini football pitches are also very popular, as they require less space while allowing high usage frequency. Whether it is a large or small pitch, complete sports equipment is usually planned: goalposts, corner markers, floodlights, stands, and everything needed for safe and functional play.
An important part of the project is also the supporting infrastructure, such as changing rooms, showers, and cafés, which are usually built as modular or permanent structures, according to user needs and preferences.
Some investors opt for a full “turnkey” solution, while others prefer to handle part of the work themselves – which is entirely possible and depends on the agreement, budget, and construction schedule.
The average construction time for a football pitch, including infrastructure and ancillary facilities, is around two months. Naturally, the duration can vary depending on the pitch size, type of covering, and weather conditions.
Investing in a football pitch has proven profitable in many cases, especially in areas where there is a clear demand for sports facilities. Pitches are intensively used, often 10–12 hours a day, which enables a quick return on investment through rental bookings and tournament organization.
In addition to the core commercial use, additional income for investors can come from facilities such as changing rooms, lighting, summer terraces, cafés, or football schools. Pitches that offer a complete user experience become sustainable in the long term and recognizable at the local level.
Significant value is also added through collaboration with schools, sports clubs, and local authorities by organizing training sessions, recreational leagues, and seasonal programs. In this way, the pitch functions not only as a business space but also as part of the wider sports and community infrastructure – a place for sports development and community engagement.
